Complete Home Management – Terms and Conditions


1. Agreement Term

The term of the agreement will commence on the date of the signed agreement and continue for a period of six (6) months, automatically renewing for successive six-month periods unless either party provides written notice of termination in accordance with the terms outlined herein.

2. Payment Terms

Monthly Service Fee:
 The customer agrees to pay Complete Home Management a monthly service fee as agreed to, in package selection. The monthly fee is due and will be charged at the beginning of each month for the agreed-upon monthly subscription.

Additional Charges:
 Any services, jobs, or repairs requested by the customer that are outside the scope of the standard services included in the monthly fee will incur additional charges. These charges may include, but are not limited to, extra repairs, materials, or specialty equipment.

Timing of Additional Charges:
 Additional charges will be invoiced and charged to the customer’s credit card immediately upon completion of the requested service or job.

Notification of Charges:
 The customer will be informed of any additional charges before the work is carried out. The customer will have the option to approve or decline such services.

Credit Card Authorization:
 By executing this agreement, the customer authorizes Complete Home Management to charge the provided credit card for the monthly fee and any additional fees as outlined in this agreement. The customer is responsible for ensuring the credit card on file is valid, current, and has sufficient funds. If a charge fails, the subscription will be paused until the customer provides updated payment information and all outstanding charges are cleared.

Materials Not Included:
 The customer acknowledges that the monthly fee covers only the service fee, and the cost of materials required to perform services under this agreement is not included. The customer will be notified in advance of any material costs exceeding $50.00.


3. Vendor Utilization

Right to Utilize Vendors:
 Complete Home Management reserves the right to engage third-party vendors to complete any necessary jobs or services. The selection and management of these vendors shall be at the sole discretion of Complete Home Management.

Vendor Payments and Fees:
 While Complete Home Management will coordinate and manage third-party vendor services, the customer is ultimately responsible for timely payment to third-party vendors for services rendered. The customer agrees to pay any fees associated with third-party vendors, including but not limited to booking, cancellation, and other charges. These fees will be charged directly to the customer’s credit card if they arise.

4. Services

Service Limitations:
 Services included in the monthly package are limited to those explicitly listed in the agreement. Any additional services requested by the customer that are outside the scope of the monthly package will be billed separately at the applicable hourly rate or as a custom service.

No Roll-Over of Monthly Services:
 Monthly services, including handyman or maintenance hours, do not roll over to the following month. Services must be used within the same calendar month in which they are allocated.

5. Access, Safety, and Repair Conditions

It is the responsibility of the customer to ensure that the property is safe for entry and that all areas requiring service are accessible to Complete Home Management staff or third-party vendors. If access to any area is restricted, or if the area is deemed unsafe by our team, we reserve the right to suspend service until proper access or safety conditions are met.

Repair Accessibility and Additional Charges:
 All repairs and services under the agreement are subject to the condition that they are accessible by standard means. Should specialty equipment or additional resources be required to access or perform services, this will not be included in the standard service and will incur an additional charge. The customer will be informed of any such charges before the work is carried out.

Condo-Specific Terms
For condo properties, Complete Home Management is not responsible for any exterior work. The customer is responsible for obtaining any necessary HOA approvals for work, and Complete Home Management is not liable for any HOA-related issues. Services may be subject to HOA or local regulations. The customer must ensure proper insurance coverage and compliance with condo rules, with Complete Home Management not liable for fines resulting from non-compliance.

6. Use of Customer Resources

For any services, jobs, or repairs requiring power, water, or other utilities, Complete Home Management will utilize the customer’s own resources. The customer agrees to provide access to these utilities as necessary for Complete Home Management and any third-party vendors performing services under the agreement.

7. Cancellations and Rescheduling of Services

If a service appointment needs to be rescheduled or canceled by the customer, a minimum of 24 hours’ notice is required to avoid a cancellation fee. If a vendor or third-party service provider incurs a cancellation or rescheduling fee, the customer will be responsible for those costs.

8. Termination and Refund Policy

Termination:
 The agreement shall automatically renew for successive six-month periods unless either party provides written notice of termination at least 30 days prior to the end of the current term. No party may terminate the agreement during an active six-month cycle. If the agreement is not terminated before the renewal date, it will automatically renew for the next six-month period.

Refund Policy:
 In the event of termination of the agreement before the end of the billing cycle, no refunds will be issued for the unused portion of the service fee. Customers are still responsible for the full monthly payment if services were rendered during the month.

9. Act Of God

Complete Home Management will not be held liable for any failure or delay in performance due to causes beyond its reasonable control, including but not limited to natural disasters, labor disputes, or vendor unavailability.

10. Ownership of Work Product

All reports, assessments, and work products provided by Complete Home Management, including inspection reports, maintenance records, and project proposals, remain the property of Complete Home Management. The customer may use these documents for personal use but may not reproduce, distribute, or utilize them for commercial purposes without prior written consent.

11. Amendments and Modifications

Any modifications or amendments to this agreement must be made in writing and signed by both parties. Verbal agreements or promises not included in the written contract will not be enforceable.

12. Limitation of Liability

Complete Home Management shall not be liable for any damages, losses, or injuries arising from the actions or omissions of its employees, contractors, or third-party vendors while providing services under this agreement. The customer agrees to assume all risk associated with the services provided by Complete Home Management, including any third-party vendors used.

13. Governing Law

The agreement shall be governed by and construed in accordance with the laws of the State of New York, without regard to its conflict of laws principles.

14. Entire Agreement

The agreement represents the complete and exclusive agreement between the parties with respect to the subject matter hereof, and supersedes all prior and contemporaneous agreements, whether written or oral, relating to the same subject matter.
